Throughout my tendency at the Irvine Company, I was subjected to grave and persistent neglect by their maintenance team. The most alarming issue was the chronic failure of the heating system in my unit, a critical problem that became a nightmare during the extremely harsh winter nights. Despite my continuous and desperate pleas for repairs, the Irvine Company blatantly ignored the situation, leaving me to endure a dangerously cold environment. It was only after I informed them of my intent to report this egregious neglect to City authorities that they took action, but only after a full year. This intolerable delay in addressing such hazardous conditions not only reflects a blatant disregard for tenant welfare and safety but also signals a disturbing breach of legal obligations for maintaining habitable heating living conditions, as stipulated by California Civil Code Section 1914.1. I terminated my lease agreement prematurely due to this. The fact that Irvine Company consented to my early lease termination without imposing any penalties is quite telling in itself.

I feel compelled to share my deep disappointment and frustration regarding the unexpected actions of Irvine Company, including consistently exhibiting greed in their business practices. I stayed in the Promenade at Irvine Spectrum from 3 August 2022 until 21 August 2023. My apartment was new, and I ordered maintenance requests 11 times, including mold, water leaks, and water issues. On 3 September 2023, I received my final bill with unexplained $996 (wood floor damage), and I called and emailed them asking them to provide me with pictures of the damage, but they have yet to give me anything. They also charged monthly $35 for a vacant fee for no reason for electricity. I turned on the Edison Southern California on the day I moved, 3 August 2022. They are insulting via email! I requested several times to speak to Zana Neal, but they did not care! I have provided a picture of the dirt on the wood floor. They charged me $996 for that look, and make your judgment..

Irvine Company - Bad experience
This review is regarding a negative experience encountered due to the dishonest and unethical actions of Luke Oczos, a property manager at Newport Bluffs in Irvine, California. Mr. Oczos was dishonest and, in my opinion, incompetent with regard to record keeping and accuracy of information. I was billed for time that I wasn't in the property, and that I was even locked out of it and still being charged, but Mr. Oczos made mistakes and rather than admit them, he refused to correct the records since it would show him to be at fault, which he doesn't want to admit.

I'm paying rent on time but I have tennis that are throwing trash cigarettes dirty diapers onto my property daily management does nothing about!!!! They flooded my patio daily With chemicals!!!! I need help or I'm gonna file a lawsuit I have multiple witnesses which were signed affidavits I myself on real estate and management companies and escrow companies I did not want to come this far but unfortunately Ive been put in a corner no choice but to defend my home insanity I pay a lot of money to live here supposed in the structure unit what kind of luxury is this? I will be going down the corporate head quarters tomorrow with all my evidence along to the city of Irvine as well I was promised by Ashley that the current not happen any longer and its been over and over and over again the staff here is horrible I cannot believe the Irvine Companies is the audible company they are letting their property be ran by uneducated property management

User's recommendation: No I do not nobody helps you have addresses to Ashley supposed to property management she promised me each time it’s not gonna happen again but it happens daily and it’s interfering with my work my anxiety my doctor is preparing a letter as we speak and then I have to take the next section it’s going down to the Irvine city because this is a violation of my home especially during Covid I do know I don’t want to contract any diseases from another unit

I had negative balance for my rent $698, in a week it jumped to $739.63

Next day it jumped to $889.63

The Portola place apartment told me that they will be charging daily $150 attorney fees

Renters usually pay online their app

On the app showed $739.63

So I brought check for this amount!!!

Management declined my check and told me I owe them $150 more , I looked on their app they raise to $805.10,

I went to the bank and got check for 805.10, I brought check but they said that now I owe $889.63

Then I went to the bank and gave them $889.63.

I asked to give me receipt that I paid amount that they demanded. Management gave me hard time not to give me receipt or conformation.

They kept saying that they still preceding for eviction

We are renter and pay our rent here , but theyre behaving hostile, angry

I have all receipts for app showing different amounts, furthermore they were reluctant to send me email with the ledger that I can see actual charges fees , they NEVER sent email

I needed paper trail , emails. I have some emails from them but not any official letters that I can see and compare notes , charges

ZERO STAR When we moved in, no one told that the rental fees does not include wifi and electricity, and sewer charges. We came to find out that we had to get Edison for our unit electricity. The thing is, none in the Edison company could find the Harvard Court Unit 034 Address, we asked for Irvine Company Management help but they didn't care and just said that we need to work/call the Edison company. until today, almost 6 months we moved in, Edison still could not find the address to get the electricity connected, Irvine Company Management still DOESN'T CARE and even charged us a $35/month VACANT FEEs on top of the electricity bill as we still using the Company electricity instead of getting it from Edison. another thing, we got charge SEWER fees where common practice it would be covered under HOA and not to be charged to any tenant. Inhabitable rental “is okay”

I moved in to Westwood apartments in La Jolla and it has been THE WORST move-in experience. The first day there I failed the inspection that they passed, finding BLACK MOLD all over the shower walls. Making it an inhabitable place to live in accordance to California law. They went in and replaced the whole bath tub and shower wall as well as drill holes in the wall.. a job that took 10 days to complete. After that, finally moving in, I found that the heater does not work yet again making it an inhabitable place to live in accordant to California law. The oven reeks of gas and sets off the carbon monoxide detector. After having to reschedule so many deliveries, take additional time off work to be present for installations, and having to inconvenience my sister and friends to live with them they said theyd make things right with me because they would have covered a hotel for me. But they didnt. If only they had offered me when I was in need of it, not when the work was done. All of this stress mess and show, to find all they can do is offer me $665 credit for next months rent. This place is a ** show. My standards were high for such a reputation as Irvine companys. After looking at 32... 32!!.. different places in San Diego, I thought I had found the one. How wrong I was. I cant wait to move out in 11 months!

Don't rent from this place run while you can. I was originally a renter at gateway apartments in Orange was there for a little over a year and a half. I have to say i had a good experience.. so when they finished the new phase gateway 2 in Anaheim I figured why not move to the new phase. This was absolutely the worse decision I have ever made in my 6 years in renting apartments. As soon as we got our keys to our new apt we noticed they never cleaned before they gave us the keys. We let the front office know and they apologized and said they always checked and didn't notice but would send someone to clean it anyways. Well after the clean we came home to find out there was still dirt, pieces of drywall and dust on the window sills and floor moldings. We just ended up cleaning this ourselves. Then you can tell the construction planning was not done right when it came to the parking lot they went overkill on speed bumps which sucks if you lived on the 4th floor. We talked to leasing office to see if they were going to do anything and they said we were the first resident that brought it. Up to there attention. We check yelp the next day and there's tons of reviews about the parking lot. Then when the sales rep showed us the apartment they said there was thick padding and it would be very difficult for downstairs to hear anyone walking. This was a huge for us because we have a 4 year on and we knew exactly how it was to live under someone who can be loud. Fast forward 9 months and we have gotten 4 notices for being loud with the first 2 I understood because I wasn't home to actually see what was going on. Apparently my son was stomping and causing lots of noise. The 4th time I witnessed my son go to the refrigerator to get a drink and then the security knocks on the door stating the downstairs neighbors complained that I was stomping. Gateway then gave me a letter to fix the problem in 3 days or vacate. That's when I started investigating these floors I called a flooring contractor who just by looking at the floor stated he can tell there was very thin padding he also used a decibel reader and by walking normally showed it's up to California state law standard. But only person that can give me 100% real results was a acoustic engineer so I called one he came out and confirmed whoever built these apartments did not meet Californias code. At the end of the day I would not recommended Gateway apartments in Orange to my worst enemy.

i was one of the first tenants at gateway apartments in Orange. Let's just say for now on when I have a gut instinct I'm never going to second guess it. It started with the 6 speed bumps on every floor of the parking lot (Which they finally fixed btw). Then it was the fire alarms going off every week. Which prior to last weekend lasted almost 1-2 months of no fire alarms. I know it's sad when your happy about fire alarms not going off for 2 months. Then there were bats for a little bit haven't seen one in about a month. Then there was an ant infestation I had to get my home exterminated twice. Hassle because you have to take everything out of the cabinets so if you have lots of seasoning, pots, pans, cups etc. then that can be a pain in the butt. Then there's the thin floors and walls at gateway apartment community in Orange ca you can literally hear conversations next door or even upstairs and you can tell they are just walking but sounds like they are stomping. So that's something you will have to deal with for 12 months or more. Cleaning crew hardly goes through gateway 2 apartments on the anaheim side. Trash is always just thrown on the stairs and stays there for weeks, I'm taking Ups boxes, McDonald's cups, I even witnessed Heineken bottles on the stairs again this was for weeks without ever getting picked up. All around gateway apartments need to step their game up and take action! Instead of just responding to reviews with the canned responses they should actually try to do something to make residents experience a lot better and live by their slogan "love where you live" right now gateway apartments in Orange California is not living to those standards and someone needs to take action.
